Buyers

Please call into our office at 6 Kings Road, St Leonards-on-Sea or telephone 01424 715050 to register as an applicant on our mailing list. We ask a few questions in order that your criteria matches the correct properties.

Once you are registered you will be given a selection of properties for you to view, you will then be contacted with regards any new instruction that becomes available. All you need to do then is contact us to arrange a viewing of the properties you are
interested in.

Either a member of our team or the vendor will meet you at the property to show you around. After the viewing, if you have any questions, please contact the office and we will do everything possible to answer your queries as soon as possible.

Once you have found a property you wish to purchase please forward your offer to us at Gilberts Estates and not the vendor. We will then take up negotiations with the vendor in order to agree a sale. After the sale has been agreed with both parties details will be confirmed in writing to the solicitor of your choice, the sale will then be progressed to exchange of contracts.

There can however be certain pitfalls during the transaction but we are here to help guide you through and offer every possible assistance along the way.

We will then book an appointment to inspect the property at your convenience. Alternatively, please Click here to book a valuation.

One of Gilberts partners will view the property and give you there opinion of value and discuss our services and fees, we will then confirm our valuation in writing. If you would then like us to place your home on the market at this point we can take photographs, we do ask that you sign an agency agreement.

Back at the office our administration manager will create your file and produce your sales particulars which will then be delivered to you. Once the sales particulars have been prepared, we will contact our applicants on the mailing list to discuss the new property details, which will then be mailed to all interested parties.

In addition the property will be booked into our advertising schedule to appear in the Observer. Viewings on the property will be arranged directly with yourselves and if required a member of the team will accompany the viewing. Obviously if the property is vacant we do not release keys and we will accompany the applicant at the property.

Once an acceptable offer has been received details will be confirmed in writing to the solicitor of your choice, the sales will then be progressed to exchange of contracts. There can however be certain pitfalls during the transaction but we are here to help guide you through and offer every possible assistance along the way. Finally please remember you only pay our commission fee upon completion of the sale. If, for any reason the sale does not transpire, regardless of the work that we have undertaken we will not charge you a fee.
